This indenture made the 17th day of March in the year of our Lord one
thousand eight and twenty seven between Zachariah Wells of the county of Lee
and state of Virginia of the one part and Thomas Wells Sr. of the county and
state aforesaid of the other part witnesseth that for and in consideration of
the sum of three hundred dollars to him in hand paid the receipt whereof is
hereby acknowledged the said Zachariah Wells hath this day bargained and sold
unto the said Thomas Wells a certain tract or parcel of land lying and being
in the county of Lee and the Commonwealth of Virginia on the south side of
Powels River a little below the tree forks it being part of a tract of land
granted to John Breckinridge and conveyed by him and beginning on a beech on
the river bank on the conditional line between said Zachariah Wells and James
Burkholder thence South 45 degrees East 210 poles to the back line of the
original tract on the side of Wallings Ridge thence with the said line North
60 degrees South 100 poles to a stake in said line thence North 25 degrees
West 283 poles to (a) Spruce pine on the river bank a little below the fish
trap spring thence down the river as it meanders 210 poles (no degrees given)
to the Beginning and containing 250 acres be the same more or less it being
the same tract of land that the said Thomas Wells now lives on to have and to
hold said tract or parcel of land with all its appurtenances these unto
belonging………….unto the said Thomas Wells his heirs and assigns forever and
the said Zachariah Wells for himself, his heirs, executors, administrators
and assigns doth convenant (?) and agree with the said Thomas Wells, his
executors administrators and assigns and by these presents doth bargain sell
enfeoff convey and confirm unto the said Thomas Wells his heirs assigns and
all of the said tract or parcel of land with its appurtenances thereunto
belonging and will moreover forever warrant and defend the title of the same
against the claims of all and every person or persons claiming or pretending
to claim, in witness whereof the said Zachariah Wells hath hereunto set his
hand and seal the day and date above written.

Lee County, to wit:
We Benjamin Tompkins and Andrew Caldwell Justices of the Peace for the county
of Lee and Commonwealth of Virginia do hereby certify that Zachariah Wells a
party to a certain deed bearing the date the 17th day of March 1827 and
hereto annexed this day personally appeared before us in our county and
acknowledged the same to be his act and deed and desired us to certify the
said acknowledgment to the Clerk of the County of Lee in order that the said
deed may be recorded. Given under our bonds and seals this 17th day of March
1827.
