This indenture made this 21st day of August in the year of our Lord one
thousand and eight hundred and twenty six between Zachariah Wells of the one
part and Jacob Wells of the other part both of Lee County Virginia witnesseth
that for and in consideration of the sum of one hundred dollars to him in
hand paid the receipt whereof is hereby acknowledged the said Zachariah Wells
hath bargained and sold and by these presents doth bargain and sell unto the
said Jacob Wells a certain tract or parcel of land lying and being in the
county of Lee and state of Virginia on the north side of Powels below the
three forks it being a part of a tract of land of 125 acres granted to the
said Zachariah Wells by the Commonwealth of Virginia by patent bearing date
the 30th day of December 1819 and containing sixty acres be the same more or
less and is bounded as followeth to wit Beginning at a sugar tree a
conditional line between Robert and Jacob Wells and thence running South 48
degrees West 220 poles a maple at the gut thence North 6 degrees West 80
poles to a stake in the turn of said tract thence North 50 degrees East 166
poles to a stake in said line thence South 49 degrees East 63 poles to the
Beginning to have and to hold the said tract or parcel of land with all its
appurtenances thereunto belonging to the said Jacob Wells his heirs and
assigns forever and the said Zachariah Wells for himself his heirs and
assigns the said tract of parcel of land with its appurtenances will warrant
and forever defend against the claims of all and every person or persons
whatsoever claiming by for or under him or his heirs any other ways (?) unto
the said Jacob Wells his heirs and assigns in witness whereof the said
Zachariah Wells hath hereunto set his hand and seal the day and date above
written.

Lee County to wit
We, Zachariah Gibson and Benjamin Tompkins Justices of the Peace for the
county aforesaid and Commonwealth of Virginia do here by certify that
Zachariah Wells a party (to) a certain deed bearing date 21 day of August
1826 and hereunto annexed personal appeared before us in our county on the 21
day of August 1826 and acknowledged the same to be his act and deed and
desired us to certify the said acknowledgment to the Clerk of the County
Court of Lee in order that the said deed may be recorded. Given under our
hands and seals the 21 day of August 1826.
