Although there has been a central registration system for land since the mid
C20th or so, it is the case that before that land ownership was comprised of
and evidenced only by the deeds themselves and there was no central register
of ownership.
The modern registration system would be no help at all for previous
ownership details I don't think.
I have a set of 'pre-registration' deeds for my house back to 1924 when it
was built, they form no part of the registered title nowadays and are of
historic interest only.
Which leads me to suggest that the present owner may be your only real
avenue for discovering the data.
I can't think why he should be so nervous of sharing this with you, at least
I can't think of what undesirable use you could make of it.
I wonder if he would relax a bit if your solicitor/lawyer did the asking for
you ?
