Garry, thank you very much for the assist. You were correct; the quote
from the deed itself, rather than from a faulty transcript, yielded
the extra language as:
"...from which a post oak bears N 30 W 13 varas a mesquite bears N 80
W 22 varas Thence S 30 E 1344 varas..."
The original handwritten deed bears zeros which are very difficult to
read. I should have caught the N311W problem, but I am still much too
accustomed to compass readings.
The plot view seemed to be correct - leaving out the extra bearings
cited in the deed, but I am wondering about their purpose. Thanks
